Reconveyance Specialists
As your Trustee, ARI executes and guides Reconveyance and assures that all required
Parties are kept informed of its progress. Full Reconveyance by a Trustee includes:
- Document preparation,
- Document execution,
- Forwarding services,
- Recording of documents by the County Recorders Office, and
- Transmittal of Reconveyance to respective parties.
Within 30 days after an original note and mortgage secure by an deed of trust has been
paid, the mortgagee of his/her assignee must execute a certificate of the discharge. Law
requires that this discharge be recorded in the office of the County Recorder where the
original mortgage was recorded.
The beneficiary must execute and must deliver to the Trustee the original note, deed of
trust, and a request for a full reconveyance.
In the event that the original Trustee is no longer in business, ARI can be substituted as
Co-trustee and can perform the proper duties.
The Trustee then executes full reconveyance and causes the reconveyance to be recorded in the
County Recorder’s office. This action takes place within 21 days after receipt by the Trustee
of the original note, deed of trust, request for full reconveyance and the Recorder’s fee.
The County Recorder will stamp and will record the full reconveyance. The County Recorder then
will mail the original back to the person who requested it. In Los Angeles County, this process
can take 8-12 weeks.
